PainSmith Solicitors
Help and Advice

PainSmith Solicitors provide a number of services designed to provide access to high-quality advice at an early stage.
For a fixed annual fee subscribers have access to a dedicated telephone number which allows them to speak to one of PainSmith Solicitors expert team for advice on any aspect of Landlord and Tenant law. See below for further details.
It is important for landlords and agents to stay up to date with new legislation and key Court decisions. PainSmith Solicitors email update service provides an easy method of doing this. Important decisions and new legislation are digested into an easy to read format by members of Painsmith Solicitors team and sent out to email subscribers on a regular basis. While the number of updates varies they are limited to approximately one per month.
Many firms of solicitors charge for all advice but PainSmith Solicitors pride themselves in the fact that if they think an action is not cost effective or it would be cheaper for the landlord to take direct action in the County Court himself, for example where a small claim is being made and the landlord cannot claim legal costs, that advice will be given; although PainSmith Solicitors will always be ready to take a more direct role if matters become complicated.
Helpline
PainSmith Solicitors’ were one of the first to operate a specialist Legal Helpline service in Landlord and tenant law. We take it as a matter of pride that our system has been imitated, although not bettered, across the industry. Our helpline service is designed to give confidence and peace of mind to Lettings Agents. We aim to answer your legal queries and resolve problems of a general nature in order for you to confidently advise and give factual information to Landlords. The Helpline provides access to advice and assistance over the telephone for an annual subscription fee, Monday – Friday (excluding bank holidays) from 9am to 5pm. Helpline subscribers also have access to our Document Vault which contains a wealth of useful notices, agreements, and clauses.
We do not keep statistics or monitor how often subscribers use our service. Our charges are calculated purely on the number of offices a subscriber has and the type of business they operate and not on use.
Lettings Agents can download an application form to join the helpline in Microsoft Word format here.
We also provide helpline services for private landlords and Relocation Agents. Please contact us for details and to join.
You can view the terms and conditions on which the helpline service is provided here.
